During the final phase of construction at Moxy Hotel Birmingham, an unexpected redesign of multiple floors required a complete adjustment of the smoke ventilation layout – just weeks before project handover.
The revised design introduced new compartmentation and vertical connections, creating significant challenges for the integration of the mechanical smoke ventilation system. Sertus was tasked with rapidly re-engineering, manufacturing, and supplying a compliant solution that met the new specifications while maintaining life-safety performance and programme deadlines.

A pre-fabricated, pre-wired mechanical extract Pod™ certified to BS EN 12101-3:2015. Installed via single crane lift and capable of guaranteed extract rates, the Pod™ was deployed to handle primary smoke extraction from stair cores and protected zones.
Installed across multiple storeys to manage smoke control in vertical shafts. Certified to BS EN 12101-8:2011, these dampers achieved Class EIS 120 fire resistance and were tested to 10,000 operational cycles, ensuring consistent performance and reliability.
Fitted at the head of stairwells to provide emergency smoke exhaust, opening to 160° within 60 seconds. Certified to BS EN 12101-2 and EN 13501-1, providing effective smoke clearance and compliance with building regulations.
Together, these Sertus-supplied products allowed the project’s mechanical smoke ventilation system to remain fully compliant, efficient, and on schedule, despite significant mid-project design changes.
