Scape’s new student accommodation development in Guildford comprises 403 beds across two residential blocks, plus an additional 116-bed co-living building. The project demanded a high-performance mechanical smoke ventilation solution to protect residents and ensure full compliance with fire safety regulations.
HG M&E Installation Services, the in-house M&E division of the main contractor, required a trusted manufacturing partner capable of supplying robust, fully certified products that would integrate easily and perform reliably in a dense, multi-storey building configuration. Sertus was appointed to design, manufacture, and supply the smoke ventilation products essential to the system’s operation.

Supplied to control smoke movement across multiple floors. Certified to BS EN 12101-8:2011, fire resistance Class EIS 120, and tested for 10,000 operational cycles. The dampers also support environmental (day-to-day) ventilation to improve indoor air quality.
Installed at the head of stairwells and corridors for rapid smoke extraction, opening to 160° within 60 seconds. Certified to BS EN 12101-2 and EN 13501-1 for smoke and heat ventilation performance.
A pre-fabricated, pre-wired, and pre-commissioned mechanical extract Pod™ certified to BS EN 12101-3:2015. Activated automatically upon fire signal, providing guaranteed extract rates and seamless integration with the overall system.
These products formed the mechanical core of the smoke ventilation system, enabling controlled smoke extraction and safe air replacement throughout each block, ensuring rapid clearance and compliant system performance.
Rapid activation and smoke removal ensured safe evacuation routes for all building occupants.
Products tested and certified to BS EN 12101-2, BS EN 12101-3, and BS EN 12101-8 standards.
Dampers tested to 10,000 cycles and mechanical assemblies supported by extended warranty coverage.
